Welcome to King Realty’s virtual tour of Mountain Vista Subdivision and its amenities. It is meant as a virtual tour in conjunction with the listings we have for sale within this RV homeowners village association. WHAT IS MOUNTAIN VISTA? Mountain Vista is a subdivision in the town of Campton , NH 03223 which is located off Route 49 about a half mile west of exit 28 off of I 93(or a mile give or take off exit 27 heading north on Route 3 then a few hundred yards east after the intersection with Route 49) to Mountain Vista Drive . It is a vacation states home owners association of Recreational Vehicles on their own land . The lots range from 0.2 acres to just under an acre. The dwellings on these lots have to have begun life as an RV. There are a combination of lots with moveable pop-ups. Others with pull behind campers. Still others with motorbuses and lastly other with park models . The most predominant of the units are park models or park models with additions (some of the additions are factory made others stick built on site ). Most of these looking at them from the outside and or the inside you would not know that they had ever been an RV. They look like your regular vacation cottage . A few even have log siding . The majority of these are set up for use in all four seasons of the year . Insulated and heat tapes where needed to allow for use during winter months as well as summer use. Most of them have a fire pit in the yard for campfires and BBQs, sheds, mini garages or small barns for all the toys.
ARE THERE MONTHLY PARK RENTS ? No. Mountain Vista is not a park – it is a homeowners association. There is an annual dues of $750.00 (which possibly can be split up into payments so it does not come all at once). The dues goes to pay for the common area amenities of the association including roadways summer and winter maintenance , the water and septic, the inground pool, rec building and play yard.
ARE THERE REGULATIONS AND RESTRICTIONS OF THE ASSOCIATION? Yes there are . There is a pack of regulations that govern the association. They are set up to promote mutual respect of your neighbors, safety & noise of each of the homeowner culdesacs as well as the common properties such as the pool , play area , rec building roads, water and septic as well as that the association is vacation only status. Please ask for a copy when considering a purchase .
SINCE THESE ARE NOT HOMES BUT RVS DOES ONE NEED A HOME INSPECTION OR TITLE SEARCH? The State of NH does not require either home inspections or title searches . Most banks do not require a home inspection . But since you are buying real estate, both are something you should seriously consider to protect your ownership.
WHAT DOES VACATION ONLY STATUS MEAN? Well the systems of the association as well as the approvals of the town and State say that this property is to be used as vacation property and not for year round occupancy. But it does not mean that you can not use it year round in all seasons as a vacation home. It simply can not be your primary residence – the town in which you have resident status- vote register your cars….(that is of course unless you also own a primary home in the town of Campton like the current President of the association- when this was written- in that case it is different . But whether you have another home in Campton or anywhere else your Mountain Vista property is your vacation home). Here of a few examples of possible use: If you are a skier/snowmobiler or winter enthusiast and want to spend every waking hour of winter in your vacation home- You might live on the Cape , Cape Breton, Nova Scotia or anywhere else . You might winter in Florida and use your place in Mountain Vista the other five or six months. You might be a student of Plymouth State University or have one in your household – and you stay at Mountain Vista during the days you have classes at PSU going home on weekends, holidays and/or summer breaks. You have a home anywhere else and you use Mountain Vista weekends, summer and/or holidays.
WHAT AMENITIES DOES OWNERSHIP OFFER BESIDES THOSE ALREADY STATED? Mountain Vista is just a short walk to the Pemi River for river water fun. It also abuts the Central NH Snowmobile corridor for those who enjoy snowmobiling . It is ideally located for Motorcycle weekend . Skiing(15 minutes to most of the local resorts like Tenney, Loon & Waterville Valley and a little further to Cannon and others). If you like lake boating Wini , Squam and Stinson surround Mountain Vista . Owls Nest Golf Resort is a 5 minute give or take ride . Walk to the Sunset Grill Restaurant and Lounge where you can get food and spirits as well as entertainment on some nights of the week. Also next door is Chesleys Pizza, deli and store(gas too ). And across is Glory Station for uniquely NH gifts, candy and antiques (and Ice cream too in summer). A short ride to other restaurants, stores and the rest of what the White Mountain of NH is known for . Mountain Vista is in the town of Campton the first town in the White Mountain region.
DOES MOUNTAIN VISTA HAVE ANNUAL GET TOGETHERS OR ASSOCIATION MEETINGS? Yes they do . Check with the association for meeting dates.
HOW IS THE FINANCIAL STATUS OF THE ASSOCIATION? When buying in any subdivision or condo association where there are shared expenses it is very prudent for a possible buyer to ask for the financials for the association. So please ask for them . At the time of writing this informative information , they are in good shape(2010 but do you due diligence and check it out for yourself.
In the end , Mountain Vista is a great way to own a vacation home in the White Mountains of NH’s wonderful vacation country without a lot of the normal costs associated with the purchase and the long term maintenance and expense .
